Selling in Senior Estates Golf and Country Club

NOTICE:
To all buyers, sellers, realtors, and title companies, Senior Estates Golf and Country Club is a private non-profit HOA corporation 501(c)(7) Social and Recreation Club that has rules that govern our community and define who we are with the City of Woodburn and the State of Oregon. Certain filings and fees are required at closing.
If you are selling a home in the Senior Estates Golf and Country Club:
1. Be current on fees. If you are not, go to the office and arrange payment. Any overdue or unpaid dues, fines or liens will be cleared at Escrow from your sale proceeds.
2. Submit a Residential Sales Request.
3. If you plan to do Exterior updates or repairs, please submit the Architectural Planning Committee Approval Request Form before completing the work to ensure it complies with the Association rules.
4. Ensure that the escrow company handling your closing is working with the HOA to know that the working capital fund is included in the closing (1.5% of the selling price/$ 3,000 minimum). Also, ensure that the escrow company has requested clearance to close from the HOA so that the buyer pays the pro-rated portion of the dues.
